Buy more with less of your own capital
We help you complete the capital to buy a core or core plus property. A route that complements banks and professional investors, designed for assets held as long-term wealth.
FOR REAL ESTATE PROFESSIONALS
Shellment connects core and core plus non-residential property with a community of savers who invest as minority partners. Bring them into your next purchase or give them a stake in an asset you already own, up to 49%. As equity, not debt.
Review your deal with the team, in full confidentiality.

WHY SHELLMENT
We help you complete the capital to buy a core or core plus property. A route that complements banks and professional investors, designed for assets held as long-term wealth.
Professional capital usually comes in with a deadline, and that deadline ends up forcing a sale or a refinancing. Our community invests with an indefinite horizon: anyone who wants out can sell their participation to another investor, without you having to sell the asset.
Let partners into a property you already own, up to 49%, and release the capital locked inside it. Put it to work in your next deal without giving up control.
Splitting the asset into participations widens the base of potential buyers. More demand means a smaller illiquidity discount, and a price reference beyond the appraisal.

PARTIAL EXIT
Tokenization divides ownership into participations. You choose what percentage to offer, up to 49%, and keep the majority and control of the asset. That portion is valued at a smaller discount than in a block sale, and you reinvest what you release while still collecting rent: a better total return on your capital.
HOW IT WORKS
Together we analyse the asset, its rental income and your goal: buying with partners or releasing capital from a property you already own.
The property is incorporated into a company with Shellment's standard governance. We agree with you what percentage is offered and on what terms.
Shellment savers, already verified, acquire the participations. The funds go towards the purchase or to you, depending on the case, and you keep the majority and the management.
The platform automates partner reporting and dividend distribution, and anyone who wants out finds a buyer on it. You focus on managing the asset.
WHO IT IS FOR
We work with owners, family offices and CFOs who want to buy with partners, release capital from a property, or sell one in full. These are the properties that fit:

FREQUENTLY ASKED QUESTIONS
No. You decide what percentage to offer, up to 49%, and you hold the majority and the management of the asset. The company is born with standard bylaws, the same for every asset, that set the governance rules in writing from day one.
Those of any shareholder: a vote at the general meeting, information and dividends in proportion to their participation. The bylaws add minority protections, such as a separate vote to retain dividends or for certain bylaw amendments. None of them interferes with the day-to-day management of the asset.
The property is not tokenized directly: it is incorporated into a public limited company created for that purpose, and it is the shares of that company that are represented by tokens. This avoids having to record every transfer in the Land Registry.
Share transfers do not pay municipal capital gains tax and, as a general rule, are exempt from Spanish transfer tax (ITP). Bringing the property into the company, by contribution or by purchase, has its own tax treatment, which we analyse with you case by case. We recommend reviewing it with your tax adviser too.
It depends mostly on the property's documentation and, if it is a purchase, on the deadline set for the partners' entry. The journey includes reviewing the asset, incorporating the company and the partners coming in. We give you a calendar adapted to your case in the first conversation.
Every deal has a minimum amount and a deadline, set in advance. If they are not met, the deal does not go ahead and contributions are returned to savers through the payment institution. That is why we validate the amount and the calendar with you before launching it.
A one-off fee to structure and tokenize the asset, and an annual fee paid by the company for the platform and governance. Notary and registry fees aside. Trades between partners carry their own commission, paid by whoever trades. We give you a concrete estimate for your property in the first conversation.
